Methodology
How REONE records and verifies property data
Every number on REONE is an asking price with a date and a verification status. This page explains how prices are recorded, matched and verified, what the AI advisors may and may not say, and how to cite us or tell us about a mistake.
- ListingAn asking price is seen
- EvidenceStored with its date

What the numbers mean
- Asking price
- The price a developer or portal lists for a unit on the date we recorded it. It is not a completed sale, a valuation or a forecast. Every price on REONE shows its date and verification status.
- Evidence, not overwrite
- Each observation is stored as its own dated record. A new price never replaces an old one, so history stays intact and REONE can trace any figure back to the record it came from.
- Matching
- An observation is linked to a developer, project or unit only when the match is confident. Weak or ambiguous matches are never merged automatically; a person reviews them first.
- Verified price
- Observations are combined into one price per unit or project. The combination is weighted by how much the source is trusted, how recent the observation is and how confident the match is. It is never a plain average.
- Outliers
- Observations far from the rest are detected statistically and left out of the calculation. They are never deleted and they are flagged, so an unusual price is visible rather than silently hidden.
- Status
- Each price carries a verification status that says how much evidence stands behind it. When evidence is thin the page says so instead of showing a confident number.
How the Market Index is built
- The Market Index shows the median asking price per m² for an area and property type, not an average, so a few extreme listings do not move it.
- Units flagged as price outliers stay listed but are excluded from every aggregate, including the "from" price on landing pages.
- An area-and-type page is published only when enough available units back it. Thin combinations get no page rather than a weak one.
- Figures are dated. Quote the date with the number.
Where data comes from and how it is collected
- Developers and established Egyptian property portals.
- Each site's robots.txt is respected exactly, with low concurrency and real delays between requests.
- Every source has a trust score that sets how much its prices weigh. A site whose terms prohibit automated reading is not crawled until REONE has reviewed those terms.
- Every observation keeps its source in REONE's records. Public pages show each price's date and verification status, and we never present another site's content as our own.
Limits on the AI advisors
Nour and Zaki may
- Explain and narrate figures that the data returns.
- Say so when the data is missing.
- Show the reasons behind a recommendation.
Nour and Zaki may not
- Generate or guess a price.
- Present an asking price as a sale price.
- Turn on your microphone on their own: it starts only when you press start.
Cite REONE
Journalists, researchers and bloggers are welcome to quote our figures. Please name REONE, say the figure is an asking price, give its date and link to the REONE page it came from. Standard description:

Questions
How should I cite a REONE figure?
Name Real Estate One (REONE), state that it is a median asking price per m², give the date shown on the page and link to the page it came from, for example the Market Index.
Can I embed REONE data on my site?
Yes. The embeddable Market Index widget at /embed carries its own attribution link.
I found a wrong price or listing. What do I do?
Call or WhatsApp +20-100-296-5829 with the page link and what is wrong. We check the source record, correct or remove the entry and keep the original observation in history.
Are REONE prices an appraisal?
No. They are asking prices from listings and are not a valuation, an offer or financial advice. Confirm price, availability and payment terms with the developer.
