Finance the home. Know the limits.
Compare published Egyptian mortgage products and model a monthly payment before speaking with a lender. The CBE initiative rate is a specific eligible program, not the Central Bank's policy rate.

Repayment schedule
How each year of payments splits between repaying the loan and paying finance cost. Interest dominates early years; the balance column is what you still owe at year end.
Published lender limits
The 12% reducing-balance rate belongs to the CBE middle-income initiative at the banks listed below. Contact and Beltone are mortgage finance companies, not banks, and are separate from that initiative. Commercial rates need a current personal quote.
How eligibility works
The published CBE 12% middle-income products generally finance up to 80% of the property over 25 years. CIB, Banque Misr, QNB, FABMISR and Bank ABC state EGP 2 million loan and EGP 2.5 million property caps. HDB's current product page states a higher EGP 2.5 million loan cap and does not state a property price cap; confirm its applicable conditions directly with HDB.
The financed home must be finished, ready for permanent residence, and meet each bank's title and credit checks. The initiative is for Egyptian citizens.
Published monthly net income ceilings for this CBE initiative are EGP 40,000 for one applicant and EGP 50,000 for a family. Contact and Beltone have different terms. The calculator applies a 40% income planning threshold except Beltone's published 50%; other debts, fees and age may reduce approval.
Contact's page advertises a EGP 15m home loan cap but says EGP 10m in its FAQ; the calculator uses the lower cap pending provider confirmation. Beltone does not publish a clear absolute cap; its calculator shows a 24.5% floating rate, which can change. A lender appraisal, insurance and final quote can change any estimate.
Sources and method
Checked 10 October 2026. REONE uses the official CBE, bank and finance-company pages linked below. Payment uses a fixed monthly annuity on a reducing balance: principal × monthly rate ÷ [1 − (1 + monthly rate)^−months]. This is an illustration for quote-based and variable-rate products; a lender's actual payment schedule may differ. Fees, insurance, changing rates and taxes are excluded. Verify current terms directly with the lender before applying.
CBE: earlier 3% and 8% applicants. The CBE's November 2025 continuation of 3% and 8% applies to previously registered Housing for All applicants. It is not offered here as a new-applicant rate.
CBE policy decisions — The policy rate is not a mortgage product quote.
