How it is calculated
NPV
Each dated cash flow is discounted to the start date at your discount rate: sum of amount ÷ (1 + rate)^(days ÷ 365). Payments are negative, receipts positive.
XIRR
The annual rate that makes the NPV of the dated cash flows equal zero (actual/365). If the flows have no sign change, it is shown as Undefined, never as 0%.
ROI
(Final value + income − total contributions) ÷ total contributions.
Inflation-adjusted value
(Final value + income) ÷ (1 + inflation)^years. Nominal flows are never mixed with a real discount rate.
Property exit
Assumed resale value (price grown at your appreciation) less resale costs, less any installments still unpaid at the horizon. Appreciation is never inferred from today's prices elsewhere.
Gold
Buy at the dealer ask, sell at the dealer bid after your price-change scenario, so the spread is a cost.
EGX30
A benchmark, not a product you can buy. Price-only and total-return scenarios are labelled; dividends are not assumed.
Bank
Interest follows the stated payout schedule. Beyond maturity, the reinvestment rate you enter applies; today's rate is not assumed to persist.
Scenario modelling for education. Not investment advice or a recommendation to buy or sell any security. Historical performance does not guarantee returns. No asset is ranked: outcomes depend on the assumptions shown.
